Oil canning is the visible waviness or rippling that can appear on flat sections of metal panels, especially on standing seam in low light. It is a function of the natural expansion and contraction of metal and is considered an aesthetic characteristic, not a structural defect. Manufacturers use techniques like rib rolling, striations, or thicker gauges to minimize oil canning. Most metal roof warranties specifically exclude oil canning.

Often it does not, or it buries them. Our model can include a tear-off band and a permit allowance. Always ask whether a quote includes tear-off, disposal, underlayment, flashing, ventilation, and permit fees as line items.

Class 4 is the highest impact-resistance rating under the UL 2218 test standard. Some insurers offer discounts for qualifying Class 4 products, but the amount and coverage terms vary, so confirm the exact shingle and discount with your carrier.

Florida Statute §627.7011 says an insurer cannot refuse to issue or renew a homeowners policy solely based on roof age if a qualifying inspection shows the roof has 5 or more years of useful life remaining. The protection applies to roofs at least 15 years old. Senate Bill 808, effective July 1, 2026, expands who can perform the inspection (now including licensed home inspectors). Pending Senate Bill 128 would require the insurer to reimburse the homeowner up to $300 for the inspection.

Citizens’ guidance says qualifying under this rule requires documentation that offers from authorized insurers exceed the premium for comparable Citizens coverage by more than 20%. Effective April 1, 2026, the Texas Department of Insurance adopted the 2024 International Residential Code and 2024 International Building Code as the minimum construction standards for structures insured through the Texas Windstorm Insurance Association in the coastal catastrophe area. The most significant change for homeowners: new asphalt shingle and modified bitumen reroofs in that high-wind coastal zone must now use double underlayment (two layers, or an approved self-adhered membrane system) to create a stronger secondary water barrier. The requirement applies to the designated windstorm catastrophe area, not the entire state.

The Texas Windstorm Insurance Association (TWIA) is the state-created insurer of last resort for wind and hail damage, established in 1971 under Texas Insurance Code Chapter 2210 and regulated by the Texas Department of Insurance. It covers properties in 14 designated coastal counties and parts of Harris County that cannot get wind coverage in the private market. As of September 30, 2025, TWIA insured 283,333 coastal properties. TWIA covers wind and hail only, not flood, so coastal owners typically combine it with a separate homeowners policy and flood insurance.

Some Texas carriers attach a cosmetic damage exclusion endorsement when they apply an impact-resistant roof discount. The endorsement means the insurer will not pay for purely cosmetic hail damage, such as dents to metal panels that do not affect the roof's ability to keep water out, while still covering functional damage. It is a recognized Texas endorsement. Before accepting a Class 4 discount, ask your agent whether a cosmetic exclusion is attached and weigh the trade-off, especially if you have a metal roof where large hail can leave aesthetic dents.

On an RCV policy, the insurer typically pays you the actual cash value first (replacement cost minus depreciation, minus deductible), then releases the recoverable depreciation portion after you complete the repairs and submit final invoices. Most carriers give you 180 days to a year to complete the work and claim the depreciation. Miss the deadline and that money stays with the insurer.

Slightly. Zonda's 2025 Cost vs. Value data shows an average asphalt replacement of $27,519 in Houston versus $28,211 in Dallas for the same benchmark project. Houston jobs are shaped more by wind and code requirements while Dallas pricing is driven by hail demand cycles. San Antonio and Austin both average around $22,966 for the same project, roughly 19% less than Dallas.

Labor to repair or remodel residential property is not taxable in Texas. Under a lump-sum contract (one price for the whole job), the contractor pays sales tax on the materials when they buy them and must not charge you sales tax on the invoice. Under a separated contract, tax applies only to the materials portion. If a lump-sum roofing invoice shows a sales tax line on the full amount, question it — that is not how Texas Comptroller rules work.

It depends on your city, because Texas has no statewide roofing permit. Dallas requires a residential re-roof permit for replacing large areas or the entire roof (work over $500), and it is usually issued same-day. Houston, Austin, and San Antonio each have their own rules. Budget $150 to $600 for permitting in most Texas cities, and treat a contractor who asks you to pull the permit yourself as a red flag.

Late fall through winter. Texas hail season peaks from March through June, and pricing follows demand: after a major hailstorm, crews book out for weeks and quotes climb. If your roof is not actively leaking, getting bids in October through February usually means more negotiating room, faster scheduling, and full crews rather than overflow subcontractors.

Hail. Texas recorded 902 major hail events in 2025, the most in the nation for the 11th consecutive year, and the Dallas area alone averages over 200 hail events per year in NOAA records. Add brutal UV that shortens shingle life by 5 to 10 years versus milder climates, and Texas roofs simply age faster and get destroyed more often than roofs almost anywhere else.

Get two or three written, line-item bids from local contractors with permanent Texas addresses, and compare scope rather than bottom-line price.
