## How the estimate is calculated

- Home size: (above-ground floor area / number of equal-size floors + extra garage or porch footprint) × (1 + overhang allowance / 100) × square root of (1 + (roof rise / 12)²).
- Measured roof area is used directly. One roofing square is 100 square feet. Story, slope and overhang adjustments are not applied again. Switching units does not turn a home-size estimate into a measurement.
- The editable example is 2,000 sq ft of floor area, one story, 6:12 slope and 10% extra for overhangs: approximately 2,460 sq ft of roof. A two-story version with equal floors has approximately 1,230 sq ft of roof.
- Installation is roof surface area × the selected material rate. A separate removal allowance is $1–$4 per sq ft for existing asphalt shingles, or $1–$5 for flat roofing. Multiple old layers can cost more. Do not add it to a written quote that already includes removal. Tile, metal and unknown tear-off are not priced.
- Add any user-entered fee allowance, then apply the chosen budget buffer to that subtotal. The buffer is discretionary, not an estimate of hidden damage. Displayed price ranges round outward to $100.
- No separate waste multiplier is added to installed-area rates. A material order that already includes waste is not the same as measured roof area.

## Important limits

Local labor, height, steep or intricate roofs and access can change the price. Height and difficult-access labor are not separately priced. Hidden damage, structural reinforcement, hazardous removal, solar removal/reinstallation, major insulation or drainage changes, gutters, financing and applicable taxes are not priced. Fees are extra unless entered. Flat / low-slope uses a slope factor of 1 as an approximation. Mixed-slope and unequal-floor homes should use measured roof area. The tool does not assess roof condition, structural suitability or insurance coverage.

The result is a planning range, not a contractor quote. No ZIP multiplier, invented labor split or predicted typical midpoint is used. A share link reopens the selected assumptions in this same calculator; it does not create a separate result page. No contact information is required.
